How much did the developer pay for the Lentor Signature land?

The GuocoLand, Intrepid and TID consortium paid $657.1 million for the 171,424 sq ft site, or $1,278 per square foot of buildable floor area (psf ppr). Five developer groups bid when the tender closed on 3 March 2026, the most for any Lentor site since Lentor Modern drew nine bids in 2021. It is the highest land rate paid in Lentor so far.

Why does the land price matter to buyers? A developer's land cost sets the floor for its selling price. Land, construction, financing and other costs for Lentor Signature add up to an estimated breakeven of about $2,383 psf (estimate). Every earlier Lentor launch sold at about 1.75 to 2.56 times its land price per square foot, which is why analysts expect Lentor Signature to launch above its neighbours.

The Developer

Who is developing Lentor Signature?

Lentor Signature is developed by GuocoLand (Singapore), Intrepid Investments and TID Residential. Intrepid is part of Hong Leong Holdings. TID is a partnership between Hong Leong Holdings and Japan's Mitsui Fudosan. The same partners have placed the top bid for six of the eight Lentor sites sold since 2021.

This is GuocoLand's fifth home project in Lentor Hills. Its earlier ones are Lentor Modern, Lentor Hills Residences, Lentor Mansion and Lentor Central Residences, and all four are fully sold. Lentor Modern, the first, sold 500 of its 605 homes in its launch month in September 2022.

GuocoLand is also known for Guoco Tower and Wallich Residence at Tanjong Pagar, and for Midtown Bay and Midtown Modern at Beach Road. For Lentor Signature, it is targeting BCA Green Mark Platinum (Super Low Energy), plus Maintainability, Whole Life Carbon and Health and Wellbeing badges.

Design and Sustainability

A greener home, built to use less energy

A Super Low Energy building uses at least 60 percent less energy than a typical building of 2005 standards. For residents, that target usually means good natural ventilation, shading and efficient common-area systems, which help keep shared costs down.

The site plan, facilities list and design details will be released at the preview.

Why Lentor Signature

Why buy a home at Lentor Signature?

Lentor Signature has three advantages: it is next to Lentor MRT and Lentor Modern mall, it is surrounded by low-rise landed homes and nature reserves, and it offers only family-sized homes in a sold-out neighbourhood.

1. Over 500 homes, with full condo facilities

With over 500 households sharing the facilities, Lentor Signature can support a full set of shared amenities while keeping maintenance fees spread across many units. GuocoLand's July 2026 plan showed 553 homes in two 26-storey towers and one 27-storey tower. The October 2026 sales briefing cited up to 562. The final count and the facilities list will be confirmed at the preview.

2. Only three- and four-bedroom homes

Every unit at Lentor Signature has at least three bedrooms. There are no one- or two-bedroom units. This shapes who your neighbours will be: mostly families and HDB upgraders who plan to live in the home, rather than short-term investors. At neighbouring Lentor Modern, three- and four-bedroom resales did better than smaller units, with a median gain of about 4.8 percent a year against 2.6 percent for one- and two-bedroom units.

3. Unblocked greenery and reservoir views

Lentor Signature is surrounded by low-rise homes. Landed homes along Munshi Abdullah Avenue and in Teachers' Estate are to the south, and the landed streets of Lentor Vale and Lentor Lane are to the north-east. According to GuocoLand's plans, most units will overlook these landed homes, Lower Seletar Reservoir or Lower Peirce Reservoir. Thomson Nature Park (51 ha) is about 1.3 to 1.7 km away, and Lower Peirce Reservoir Park about 2.1 km.

4. A park connector at the doorstep

The plan for Lentor Hills includes a future central Hillock Park joined by several linear parks, as part of a pedestrian-friendly estate. Lentor Signature is on this green network, so residents can walk, jog or cycle from home into the park corridors and on toward the nature parks around the Peirce reservoirs.

5. Sheltered to Lentor MRT and Lentor Modern mall

The developer states that residents will have a sheltered walkway to Lentor MRT (TE5) and the Lentor Modern mall. Lentor MRT is about 0.5 km in a straight line, about 7 minutes' walk. The mall is about 4 minutes' walk and has about 90,000 sq ft of shops, including a supermarket, a childcare centre and food outlets.

Investment Case

Is Lentor Signature a good investment?

Lentor Signature suits owner-occupiers who plan to hold for at least four years. The best evidence is next door. At Lentor Modern, launched in 2022 at an average of $2,107 psf, 63 of the 64 resales lodged between October 2025 and October 2026 made a profit. The average resale price was $2,379 psf, and the median gain was about 4.55 percent a year before costs.

The entry price is the main risk. Lentor Signature's land cost more, so its launch price will be higher. If it launches at $2,740 psf, its value would need to grow about 2.9 percent a year to 2031 to reach today's Lentor Modern resale level. At $3,100 psf, it would need about 5.4 percent a year. Lentor resale prices were flat over the past year, at $2,351 to $2,404 psf by quarter.

Rent is steady. Lentor Modern recorded 184 rental contracts from February to September 2026, at about $5.60 psf a month. The median three-bedroom rent was $5,450 a month. At the estimated launch prices, that is a gross rental yield of about 2.2 to 2.5 percent.

Three things to weigh before you buy

  • Price below about $2,750 psf needs less yearly growth than Lentor has shown so far. Above about $2,900 psf, it needs more.
  • Competing supply. Lentor Gardens Residences still had about 230 of its 502 units unsold in October 2026, at lower prices.
  • Many owners can sell at the same time. The eight Lentor projects add about 4,000 homes, most completing from 2025 to 2029, and early Lentor Signature buyers can sell without Seller's Stamp Duty from around 2031.

Price Guide

What is the expected Lentor Signature price?

The developer will release official prices at launch. Knight Frank expects prices from about $2,600 psf, averaging above $2,700 psf. A land-cost estimate puts the launch at $2,740 to $3,100 psf (estimate), so a 950 sq ft three-bedroom unit would cost about $2.6 million to $2.95 million.

How the estimate works: total development cost of about $1,225.7 million divided by the buildable floor area gives a breakeven of about $2,383 psf. Developers usually add a 15 to 30 percent margin, which gives $2,740 to $3,100 psf. All figures are estimates until the price list is released.

Living Here

What is it like to live in Lentor Hills?

Lentor Hills is a new private estate set among older landed homes and nature parks. Lentor Modern mall and Lentor MRT already serve it, and the Thomson-East Coast Line runs to Orchard and Marina Bay without a change of train.

By MRT

Lentor MRT opened in August 2021 on the Thomson-East Coast Line. Heading south, the line stops at Mayflower, Bright Hill and Upper Thomson before Caldecott, where it meets the Circle Line. It continues to Stevens (Downtown Line), Orchard (North-South Line), Outram Park (East-West and North East Lines), Shenton Way and Marina Bay. Heading north, it reaches Springleaf, Woodlands (North-South Line) and Woodlands North, the station for the RTS Link to Johor Bahru.

By car

Yio Chu Kang Road runs past the estate and connects to the Central Expressway (CTE) and the Seletar Expressway (SLE). Upper Thomson Road leads south to Thomson Plaza and Bishan. Yio Chu Kang MRT (NS15) is about 2 km away by road, a 4-minute drive.

Primary schools

Anderson Primary School is the nearest, at about 0.98 km in a straight line from the centre of the site, close to the 1 km boundary that gives priority in the Primary 1 ballot. In 2026, Phase 2C had 101 applicants for 77 places, and the ballot fell on citizens living 1 to 2 km away, so all citizens within 1 km got in. CHIJ St. Nicholas Girls' School is about 1.47 km away, and Mayflower Primary School, which had places for all applicants in 2026, is about 1.64 km away. Check each unit on MOE SchoolFinder once the official address is out.

Shopping and food

Lentor Modern mall, about 4 minutes' walk, covers daily needs with a supermarket, a childcare centre and food outlets. Ang Mo Kio 628 Market has 52 food stalls about 1.1 to 1.5 km away. Mayflower Market (40 stalls) and Jalan Leban Food Centre (36 stalls) are about 2.1 and 2.3 km away. For larger malls, Thomson Plaza is down Upper Thomson Road and AMK Hub is in Ang Mo Kio town.

Parks and nature

Thomson Nature Park (51 ha), Lower Peirce Reservoir Park and the trails of the Central Catchment Nature Reserve are all within a short drive or cycle. Within Lentor Hills, the plan includes a central Hillock Park and several linear parks that connect the new condos on foot.

Work nearby

Seletar Aerospace Park is about 5 to 10 km away. The Woodlands Regional Centre, planned as the main business hub of the north, is about 10 to 15 km away. The Central Business District is over 15 km away but on the same MRT line, with no change of train to Shenton Way or Marina Bay.

Things to check at the preview

The eight Lentor projects add about 4,000 private homes, and Lentor Signature is very likely the last new Lentor launch for some years, since no other Lentor site is on the current land sales programme. With over 500 homes in three towers, some stacks will face the other towers or Lentor Modern rather than the landed estates and reservoirs, so compare stack facing on the site plan before choosing. Also check the route and length of the sheltered walkway to Lentor MRT, and confirm each unit's distance to Anderson Primary School on OneMap.

Who Can Buy

Who can buy Lentor Signature?

Lentor Signature is a private condominium, so anyone can buy, including Singapore Citizens, Permanent Residents and foreigners. There is no income ceiling and no first-timer rule. What changes is the stamp duty you pay:

  • Singapore Citizens buying a first home pay no Additional Buyer's Stamp Duty (ABSD)
  • Singapore Citizens buying a second home pay 20 percent ABSD
  • Permanent Residents pay 5 percent ABSD on a first home
  • Foreigners pay 60 percent ABSD

All buyers also pay Buyer's Stamp Duty. On a $2.8 million unit, that is $109,600.

How Buyer's Stamp Duty is worked out

Buyer's Stamp Duty is charged in tiers: 1 percent on the first $180,000, 2 percent on the next $180,000, 3 percent on the next $640,000, 4 percent on the next $500,000, 5 percent on the next $1.5 million and 6 percent above $3 million. For a $2.8 million unit: $1,800 + $3,600 + $19,200 + $20,000 + $65,000 = $109,600.

Seller's Stamp Duty if you sell early

For homes bought from 4 July 2025, Seller's Stamp Duty applies if you sell within four years: 16 percent in the first year, 12 percent in the second, 8 percent in the third and 4 percent in the fourth. A buyer who signs in February 2027 can sell without Seller's Stamp Duty from February 2031, around the time Lentor Signature is expected to complete.

How much you can borrow

For a first housing loan, banks can lend up to 75 percent of the price. Your total monthly debt repayments cannot exceed 55 percent of your monthly income (the Total Debt Servicing Ratio), tested at a 4 percent interest rate. Get an In-Principle Approval from your bank before the preview, so you know your budget when the price list comes out.

Upgrading from an HDB flat

HDB owners who have met their Minimum Occupation Period can buy Lentor Signature. Married couples with at least one Singapore Citizen who still own their flat pay 20 percent ABSD on the condo first, and can claim a refund if they sell the flat within the time IRAS allows. Check the current refund rules with IRAS or your lawyer before you buy.

Choose Lentor Modern if you want to move in now and are happy to pay a resale price for a completed home with the mall and MRT below it. Choose Lentor Gardens Residences if price is the main factor and you want a new home at a lower psf. Choose Lentor Signature if you want a new three- or four-bedroom home from the developer that built most of Lentor, with a sheltered walk to the MRT, views over low-rise homes and reservoirs, and payments spread over the construction period.

Review

Lentor Signature review: strengths and trade-offs

Lentor Signature is a sound choice at a fair price for families who plan to live in the home and hold past 2031. It is a weaker choice for buyers who want a quick profit, because its land cost leaves less room for price growth than earlier Lentor launches had.

Strengths

  • Location. Next to Lentor Modern mall, with a sheltered walk to Lentor MRT on the Thomson-East Coast Line.
  • Developer record. GuocoLand and its partners have sold out four earlier Lentor condos.
  • Views. Low-rise landed estates around the site keep many views open toward greenery and the reservoirs.
  • Scarcity. It is very likely the last new Lentor launch for some years.
  • Family focus. Three- and four-bedroom units only, which tends to mean more owner-occupiers.

Trade-offs

  • Higher entry price. The estimated breakeven of about $2,383 psf is close to Lentor Modern's average resale of $2,379 psf.
  • Nearby competition. Lentor Gardens Residences is selling at lower prices with units left.
  • No small units. Buyers looking for a one- or two-bedroom investment unit need to look elsewhere.
  • School distance. Anderson Primary is at the 1 km line, so not every unit may fall within 1 km.

Our view on price

At or below about $2,750 psf, the yearly growth needed to match today's Lentor resale prices is lower than what Lentor has shown so far. Above about $2,900 psf, it is higher. When the price list comes out, compare the psf of the stack you want with these two levels.

Preview and Booking

When is the Lentor Signature preview and booking day?

The Lentor Signature preview is targeted for mid-February 2027, when the price list, floor plans and site plan are expected. Booking day follows the preview on a date the developer will announce. Both dates will be confirmed by the developer, and showflat viewing is expected to be by appointment.

Before the preview

Get an In-Principle Approval (IPA) from a bank, so you know your loan limit before choosing a unit. Have your NRIC, income documents, CPF statement and any existing loan details ready. Decide which unit type fits your budget, and shortlist two or three stacks, since the best-facing stacks in each type tend to go first.

On booking day

Floor Plans

Lentor Signature has three- and four-bedroom units only. The plans below are examples of three- and four-bedroom condo layouts, for illustration only. The official floor plans and sizes will be released at the preview.

Example three-bedroom condo floor plan with two bathrooms, balcony and enclosed kitchen
3-BedroomExample layout · Size TBA at launch
Example four-bedroom condo floor plan with junior master bedroom, store and balcony
4-BedroomExample layout · Size TBA at launch

What to look for in a three-bedroom unit

A typical three-bedroom unit in Lentor ranges from about 850 to 1,050 sq ft. Check whether the third bedroom can fit a single bed and a desk, whether the kitchen can be closed off, and how much of the area goes to air-conditioner ledges and the balcony, which count toward the size you pay for.

What to look for in a four-bedroom unit

Four-bedroom units suit larger families and multi-generation households. Look for a junior master bedroom with its own bathroom, a store or utility room, and a living and dining space that is a regular rectangle, which makes it easier to furnish.

Choosing a stack

At Lentor Signature, the view is the main difference between stacks. Units facing the landed estates or the reservoirs are likely to cost more than units facing the other towers or the road. Ask for the site plan and stack-by-stack prices at the preview.
